Alam Impian


For the background on the of Alam Impian and more on the location, connectivity and concept, check out the earlier review here. The developers are now stepping up their new launches to capitalize on the completion of the pilot phases, potential buyers can now see the quality of the completed homes. But more importantly they can also assess the overall concept of the development, which is one of the key selling points here.

Alam Impian has recently launched the follow up Canting 2, split into two phases. The first phase of 54 units was recently launched and has been fully taken up and the remainder of the 103 units, which form the second phase of Canting 2, is now open for sale.

This 2nd phase of Canting 2 incorporates two designs. Type 2, a linkhouse unit with variants was also available in the first phase, has a build-up of 2,467 to 3,517sq.ft. Taking into account the different designs for intermediate, corner and end lots, there are no less than 4 designs to choose from. Some variants are two and a half storey, thereby giving the larger build up of up to 3,500. For the extra floor, it consists of an extra bedroom with ensuite bath. Type 3 offers a different facade and design, the build up ranges from 2,586 to 3,128sq.ft. Strange enough, they are marketing the top most floor as an ‘attic’ rather than a 2nd master bedroom.

Other than that there is not much to fault on the design, the spacing all round is quite balanced and there porch is able to accomodate two cars (something quite important these days). We also like the facade design and colour scheme, not every development should mimic the contemporary white/grey colour look to a tee. Here the facade is dominate by a grey granite tile feature in the front, it definitely makes a bold entrance statement. The other stark feature is the pitched roof that is quite aesthetically pleasing especially from the front.




There are of course limited units of corner lots here, but they have the added garden space plus the design offers a larger footprint. Canting 2 has its own dedicated playground with a court for the residents, plus of course the landscaping that is a similar theme throughout Alam Impian. Homes here either face north or south. 


The price of the units start from about RM420k to over RM700k. For a linkhome, its pretty restrictive pricing, considering the location. But the recent launches here seem to follow this unrelenting trend, but the demand for it is still there as the sales show.

Foreign Buyers

You will find a lot of articles on the internet about what foreigners can and cannot do in terms of buying, selling and renting property in Malaysia. You will also find that most of these articles contradict each other! It can thus be very difficult to find out simple answers. I am not a Malaysian citizen or resident, can I buy property in Malaysia?
Yes, you can buy any type of property in Malaysia, be it condos, bungalows or even land. You can buy both residential and commercial property in your own name, or your company for that matter. Foreigners are subject to the property being over a minimum price theshold, which varies from state to state.

Are there differences in the buying process when a foreign buyer is involved?
Yes, a foreigner must obtain state authority consent before the property can be transferred to him/her. This can take 6 weeks to 6 months depending on the state you are applying in (in Kuala Lumpur it typically takes 1-2 months), so it takes that much longer for a foreigner to buy property compared to a local buyer.

Does the Malaysia My Second Home Program offer any advantages when buying property in Malaysia?
No, it makes no difference to the buying process whether you are on the Malaysia My Second Home Program or not.

Are there differences in the sale process when a foreign seller is involved?
No, there are no differences. The process is the same as when a local buyer is involved.

I do not live in Malaysia, can I sign the Sale and Purchase Agreement in my country of residence or will I have to come to Malaysia to sign?
You can sign the Sale and Purchase Agreement at the Malaysian High Commission in your country of residence and do not therefore need to travel to Malaysia to sign. In certain countries it is not necessary to go to the Malaysian High Commission - instead a notary public can witness the signatures.

I am not a Malaysian citizen or resident, will banks give me financing? Can I open a bank account in Malaysia?
Yes, many Malaysian banks or foreign banks in Malaysia now lend to foreigners. They will typically finance up to 70-80% of the property price, and will sometimes, but very rarely, go as high as 85% if you are a very strong credit, the property value is significant, and you are speaking to the right bank. You will normally have to open a bank account with the bank financing your property purchase. 

I do not live in Malaysia, can I rent out my property from abroad?
You can engage estate agents to market the property for rental on your behalf. They will take care of all the viewings. Some agents even offer renovation or maintenance services.

I do not live in Malaysia, how can I find a lawyer in Malaysia?
The Malaysian Bar website (www.malaysianbar.org.my) has a list of all registered lawyers and firms.
